The Property (414 and 106 sqm)
Located just outside the village of Lucolena, this property is a Tuscan Casa Colonica surrounded by oak and chestnut woodland. The property is on two floors and the main house is currently subdivided into two units. The oldest parts of the property date to the fifteenth century while the front ‘villa’ part of the property was built in 1907.
Holiday Apartment – This opens from the lawn into a kitchen, with a larder, and in turn into the large open plan sitting room/dining room, which has a large wood burning fireplace. There are three double bedrooms and two bathrooms on the same floor at the front of the house. This apartment has terracotta floors throughout and wooden beams and ceilings in the sitting/dining room. Overall it is in an excellent condition.
Above the kitchen is a covered terrace to which there is no access, but which would make a lovely outdoor terrace to a first floor bedroom.
Casa di Valente – This apartment is on two floors and is reached from either the covered loggia at the front of the house or from the small courtyard. On the ground floor is a kitchen with a large open fireplace while upstairs are two wings, the first, above the kitchen, is in a good state of repair, with two bedrooms and a bathroom, while the second wing contains five rooms, all currently used for storage, and linked by a corridor that has a large window facing out to the courtyard. The furthermost room along the corridor has a large open fireplace.
Next to the Housekeepers apartment on the ground floor are three storerooms, used for wood storage. These could also be incorporated into the main house or retained as they are. This wing needs modernization but structurally it is in good condition.
Separate Fienile (106smq)
This unconverted building is next to the villa and on two floors. It is used as a series of storerooms upstairs and a garage on the ground floor. The building has two large arched entrances on the ground floor.
This hay barn is in good structural condition and there is outline planning permission to convert this to a residential unit; it would make an excellent guesthouse.
Garden and land
The land comprises of 1 Ha (2.4 acres), which includes a lawn and a number of fruit trees as well as a kitchen garden. There are two small fields above the house, which would make a good location for a swimming pool.
Services
There is an underground gas tank and a water supply from the neighbour over which the property owns an easement (usufrutto di presa d'acqua). Most of the property needs rewiring.
