The Property (210sqm)

This historic twelfth century watchtower is located in a medieval village in the heart of Chianti and has been tastefully restored to produce a unique and highly desirable property.

The property is currently a boutique hotel famous in Italy for wine therapy and hydro-massage. On the ground floor, entered from the street, is a newly installed kitchen which retains many original features and which adjoins the wine therapy room.

From this room is the first bedroom suite, a charmingly converted double bedroom suite built into large wine barrels.

The first floor is reached from an external stone staircase next to the kitchen door, and leads up to a terrace and the entrance to the large sitting room, which was the old kitchen for the watchtower. This room has a large fireplace, plenty of character and a service kitchen, a store room and service bathroom. The property retains throughout a strong association with viticulture and the floors are made of reclaimed wood from wine barrels.

On the same floor is suite 2. An internal staircase leads to the third floor and suites 3 and 4. Each suite has been finished to an exceptional standard and has a bathroom, living room and terracotta floors, a phone line and a mini fridge.

Land and Garden
The land consists of 0.7 Ha (7,000 sqm), which is made up of circa 120 olive trees and enjoys far reaching views across Tuscany.

The land is a short walk (70m) from the tower while opposite the tower is a small public garden and the property has a first floor terrace overlooking the village.

Local Area
The property is located in a small picturesque village in the heart of the wine-making Chianti region between Florence and Siena. The village is in the comune of Radda in Chianti, which has a number of shops and restaurants, as do many other villages in the area. Further away is the city of Siena, which has a wide range of shops, businesses and supermarkets and an airport. In an area heavily contested by the republics of Florence and Siena, the area has had a colourful history and once the wars ended between the warring republics the export of high quality Chianti wine helped the region prosper.

Services
The property enjoys a private water supply from a well under the tower, which in the past allowed the tower to be self sufficient for long periods of time. Mains gas. Each suite has air conditioning. The property has been recently restored with new wiring and plumbing throughout. Newly installed C/H with cast iron radiators.

All viewing is by appointment through La Vecchia Toscana Properties.
