The Property This very private property is located at the end of a road from the medieval hilltop village of Chiusure near the monastery of Monte Oliveto.
The property overlooks a small valley, which is partly wooded and partly farmed, and enjoys a completely private and unspoilt view.
The Main House (approximately 300sqm internally)
This former farmhouse has been elegantly converted very much as a family house and has a warm and homely feel about it from the minute you walk into it.
Approached from the south-facing terrace, the front door opens into a small hall with a staircase to the first floor and the rustic farmhouse kitchen (7.5m x 4m) on the left, which has been beautifully restored with original wooden beamed terracotta tiled ceilings.
The kitchen leads into the large double sitting room (7.7m x 8 m), with a brick wood-burning fireplace in the centre. To the right is a study and separate WC.
The ground floor rooms all enjoy south facing views while there are French windows throughout giving access to the garden and outdoor areas.
The stone staircase leads to the first floor; on the right is the entrance to the master bedroom suite (8m x 4m), with south and east facing windows, hanging cupboards and an ensuite bathroom.
Opposite this is a large landing with a wood-burning stove, which serves as a second sitting room.
This sitting room (4m x 4.5m) has high arched ceilings and leads to a corridor of which are two double bedrooms and a large bathroom.
The corridor leads to a studio (8m x 3.7m) currently used as a fourth bedroom, which is double height, enjoys a wood-burning stove and leads out onto a small cast iron balcony with a spiral staircase to the garden.
Work shop and Garage
Opposite the rear entrance to the house is a former barn now serving as a utility room, storage and workshop.
The Land and Garden
The land of 1.8 ha (18,000 sqm) contains a well-maintained garden as well as a plot of land that could become an olive grove or a vineyard. There is a south facing terrace in front of the house and a former kennel converted to summer accommodation for children. There is also a round above-ground swimming pool
Local Area
The property is close to the small medieval hilltop village of Chiusure, which has a restaurant, a pizzeria and a number of other services such as a post office and grocery.
The property is in the comune of Asciano and is in the heart of the clay crete senesi area south east of Siena. This area contains many small rounded hilltops, which are cultivated for wheat and which contrast sharply with sharp and sudden cliffs.
Nearby is the atmospheric complex of the Abbazia di Monte Oliveto Maggiore, which was founded in 1313 by Giovanni Tolomei; surrounded by centuries-old cypresses, it dominates the landscape of the Crete.
Besides the many works of art there, the abbey also has a library of forty thousand antique books, testimony to the cultural and artistic importance of the abbey between the 15th and the 16th century.
The small town of Asciano, a fifteen-minute drive away, still has many of its old medieval palaces and various towers, including the guard towers of the outer walls, which now lie inside the modern-day town. In Asciano, as well as Buonconvento, also a fifteen minute drive, there are a number of shops, restaurants, bars and supermarkets.
Close also to the property is Siena, the medieval city that hosts the famous ‘Palio’ twice every summer and is one of the major cities of Tuscany with a colourful history and stunning architecture and art.
