The Property (Villa 600sqm + 400sqm)

Currently a private family home this villa is approached up a private drive and has a double set of stairs leading to the entrance room, on the first floor and the double drawing room.

There are tiled floors throughout the floor and a large fireplace in the elegant southwest facing drawing room while also facing the sea is the charming study and a stone staircase to the upper floor.

The kitchen and breakfast room, with a separate staircase to the ground level, and the cloakroom and storage rooms are behind these rooms. Downstairs is a large vaulted area, which is currently unused other than for storage. It is in good condition and could be used to enlarge the property in number of ways. This floor is open plan and has a large door out to the garden as well as a stone fireplace.

Part of this is the old kitchen, which contains a tinno, an indoor fermentor used for making and storing wine illicitly, something that made the property very popular among locals during the war. The old kitchen also has steps up to the Rotunda.

The property is named after an Etruscan mosaic found on the site and which is now in a museum in nearby Volterra. Behind the villa is a small chapel with a portico facing the sea. The chapel was consecrated to the olive and has stained glass windows.

The Foresteria
This is a two-bedroom cottage next to the villa, with one bathroom, currently used as a guesthouse.

Additional Cottages
There are two further cottages within the property, with a shared garage and a separate drive, one would make an ideal residence for a housekeeper or they could be used as letting units. One contains 5 rooms and the other contains 3 rooms.

Land and Garden
The landscaped gardens surround the villa and there are a number of large cypress, palm and oak trees as well as a large rotunda covered in Virginia creeper. This is used for summer living and dining and there is an outdoor kitchen behind.

Local area
The hilltop town of Castagneto Carducci has a number of shops, a post office, bank, and a chemist. The popular town of Bolgheri, famous for the long cypress lined drive and its position in the wine trade, is nearby too and there are a number of restaurants in this picturesque town. Nearby the larger town of Cecina has a much larger number of shops, supermarkets and bank. The sea is 3km from the villa and there are a number of popular beaches close by. The area is very popular in the summer months and Pisa Airport is easily accessible.
