Asking price €3,000,000

Consuma 3km, Pontassieve 20km, Florence 35km, Pisa Airport 2 hours.

The Property (825 sqm)

This former monastic property and later a villa, close to Vallombrosa Monastery, has been restored to a very high standard while retaining many of the original features.

The Hall has high wooden ceilings, a tiled floor and a sizeable stone fireplace. It also has original stained glass windows and a built in bar. The hall opens up onto the central corridor and into the Sitting Room, which has a wide arch leading into the Dining Room.

The main central corridor leads to the Breakfast Room and to a secondary rear hall and has windows facing into the courtyard. Along the corridor is the stone built original staircase to the first floor, and the downstairs cloakroom, which has only just been completed to a very high standard. The corridor also has the secondary entrance to the property from the lovely walled courtyard, which is used as an outdoor eating area with a working forno (Pizza oven).

The Chapel

The chapel, built in the 12th century when the area was closely associated with the Vallombrosa monastery, has recently been lovingly restored by the owners.

The Land and Garden

The garden is fully fenced with a lawn surrounding the house and a number of fruit trees close by. In total there are 2.7Ha of land and planning permission has been granted to build a swimming pool and an adjacent pool house.

Local Area

The property is close to the mountain town of Consuma and to the famous road linking the Casentino valley to Florence. The beautiful, unspoilt and rural Casentino is very popular with Florentines for second homes and the valley contains picturesque towns such as Poppi, Stia and Bibbiena as well as the Franciscan sanctuary of Chiusi della Verna, where St. Francis received the stigmata. Closer to the property is the fortified monastery of Vallombrosa and the Chianti Rufina and Pomino wine growing regions.

The Vallombrosa national park boundaries are also close by, the property is surrounded by a largely wooded landscape while farmland - vineyards and olive groves mainly, predominate further down the hillside.

Services

Recently installed Gas C/H system with a private gas tank. Electricity, 2 Telephone lines and 1 fax line. Private water supply from 3 wells. 2 Septic tanks. All the downstairs windows have shutters, which are linked into the alarm system. The property has recently been rewired and renovated to a very high standard.
