The unconverted property
is a traditional red brick nineteenth century farmhouse on a
large, secluded and privately owned estate south of Siena.
The property consists
of one large building subdivided into a brick and wooden beamed
barn, ground floor stables, the family accommodation upstairs
and a series of storage buildings and brick arches off the west
side of the property.
The property represents
an excellent opportunity to develop either a highly desirable
villa, with separate guest accommodation, on a beautiful and
exclusive family owned estate; or could be used to create an
agriturismo or other commercial operation. Outline planning
consent and financing have been put in place by the current
owner for such a conversion. There is the aditional option to
purchase 13 hectares (31.2 acres) of woodland.
The Property

The property is located
on a plateau on the side of a hill and is approached on a private
road from the main road, through the centre of the estate and
rolling hills with similar hilltop farmhouses across neighbouring
hills.
The farmhouse dates to at least the middle
of the nineteenth century. The accommodation is approached up
a covered external stone staircase which opens to a large kitchen
with a fireplace and a lovely wooden ceiling. This room leads
to two substantial west facing rooms and a corridor with a number
of other rooms with similar ceilings. To the rear of the kitchen
is another large room and a series of first floor rooms with
potential to make an apartment with a private entrance. Each
upstairs room enjoys far reaching views from good sized windows.
The staircase and kitchen also enjoy
views past brick arches and other high quality masonry to Montalcino
in the south.
Built to the side of the property is
a large wooden beamed barn which could be converted into two
floors of accommodation. Next door, and several steps down,
is the ground floor which consists of a large stable room, under
the upstairs accommodation, with brick pillars, arches and floors.
Two further large store rooms are just off the stable room.
In front of the farmhouse are further
downstairs rooms, which private access from the front garden,
which could be incorporated into the house or converted into
separate two storey accommodation. The south west facing front
of the property would convert well to a terrace with far reaching
views.
The Land
A garden of about 1 hectares (2.4 acres)
acre contains oak woodland and at least 10 olives trees were
counted. A brick well provides water for the garden while there
is a former concimaia on a south west facing terrace below the
house which could be converted into a swimming pool. In front
of the house in the immediate valley below is a further plot
of arable land of up to 14 hectares which could be available
and which is currently farmed by the estate.
Much of the oak woodland
that comes with the house is mature and filled with a profusion
of butterflies in spring, summer and autumn. A strip along the
middle of the land was formerly farmed and could easily be turned
into an olive grove or vineyard or both. At the bottom of the
small valley, in which the property is set, is a small stream
with woodland renowned for the abundance of white truffles found.
Services
The property has mains electricity but
needs drinkable water which is available from the public water
supply locally. The property has a private well but the water
is not considered drinkable.
