This superbly presented private estate was designed by the internationally well-known Roman architect and interior designer, Toni Facella Sensi. The Villa (1000sqm)

The main villa is approached along a private drive lined by irises, roses and olive trees which leads to the front of the villa. A large pillared portico leads into a double arched entrance hall, which provides a link to all accommodation and the gardens. To one side of the hall is the entrance to the paneled library and the winter garden which leads out to the spacious summer loggia and the gardens. The luminous drawing room is on the other side of the hall with French windows out to the garden.

Beyond the drawing room is the formal dining room with an ornate painted ceiling, and the beamed luncheon room. The dining room has French windows to the garden and both enjoy views over the countryside to the east. The kitchens comprise the breakfast room, BBQ fireplace area and a well equipped fitted kitchen all with access to the dining and luncheon rooms. The kitchen also has external access and is by the Guest cloakroom.

The staircase, with an elaborate tromp l’oiel ceiling, leads to a landing off which is the Master Suite – which overlooks the gardens and comprises a sitting room, principal double bedroom, a second bedroom, kitchenette, dressing room and two lovely bathrooms. Bedrooms 2 and 3, both double bedrooms with en-suite bathrooms are also on this floor.

Guest House 1 (200 sqm) Located in the heart of the gardens, this west facing guest house provides a large sitting room, ground floor double bedroom suite, kitchen and staircase to a hall off which are two further double bedrooms, dressing room and private bathrooms. A secluded covered terrace is just off the sitting room.

Guesthouse 2 (250 sqm) This old stone former farmhouse is set within a walled garden in which is a swimming pool (12m x 5m), loggia, garage, laundry and a terraced pergola. The entrance opens into a handsome hall with painted and patterned walls. To the left is a large kitchen which has a forno and high wooden-beamed ceilings. To the right is a double sitting room, which enjoys an open wood-burning fireplace.

There is a double bedroom with a bathroom and dressing room on the ground floor while up the stone staircase there are two further double bedrooms, each decorated elegantly and with high-beamed ceilings, along with a single bedroom and two bathrooms.

Land and Garden The garden has been carefully landscaped and is made up of a number of formal and informal parts. The terraces and walls are all made of local Tufo stone, while adjacent to the summer loggia are ornamental pools with water lilies and walks such as the hydrangea nook and the cherry tree walk that leads to a lovely view of Orvieto.

From the terrace of the principal guesthouse is the white garden, and, next to this, the yellow garden and the blue garden, which contains the 14m by 5m swimming pool and the brick and stone pool house. A stone barn provides storage areas, adjacent farm machinery storage and the Gardener’s two-bedroom apartment. As one enters the property there is a Limonaia, greenhouse and covered garage that leads to the wine cellar.

Local Area The property is near the Medieval city of Orvieto, with a range of shops and restaurants and is a short drive from the A1 Autostrada that links Florence and Rome. Founded by the Etruscans Orvieto was built on a large volcanic rock and is famous for its Maitini-designed 13th century cathedral and the Orvieto white wine.

The property is within an hour of famous towns in Tuscany, such as Siena, Montepulciano and Montalcino, and Umbrian towns such as Perugia and Assisi. Nearby also is Lake Trasimeno, the thermal springs at Chiusi and Monte Amiata, which at over 5000 feet allows good winter skiing.
